Associated Engineering was retained to provide engineering design and construction services for the civil infrastructure associated with the Tsawwassen Mills commercial development proposed within Tsawwassen First Nation (TFN) Lands. The Tsawwassen Mills Mall comprises of an 111,000 m2 enclosed super-regional retail shopping centre.

The development is on flat low-lying undeveloped terrain of the Fraser River Delta. The project site presented challenging soil conditions, including compressible soils and high-water table that were resolved with practical engineering solutions. The team successfully designed and implemented the on-site civil services for the commercial development. The civil infrastructure included water distribution, sanitary, lift stations, storm water management, utility connections and parking lot grading and design.

The onsite integrated rainwater management strategy included a series of treatment strategies to meet TFN’s stringent quality discharge parameters. The primary strategies implemented included rain gardens, oil/water separators, and bioswales.
